What is the Overbrae/ Braeside area in Beckenham like?

Hi, we really need help from people who have lived in Beckenham and know the area well.
I am thinking of moving there with my partner and am a little worried the areas of around Braeside and Overbrae might be dangerous in terms of crime or youth gang activity.

Is this the case? What is the area like and is it a nice place to live. At the moment we are around East Dulwich, but really want more green space and all the other things this area can offer.

Any help much appreciated. Even advice on other areas that might be nice to buy houses in.

Hi Ade,
Speaking as a resident of Braeside, (have been for 12 years) the only crime I have personally suffered was an opportunistic breakin 5 years ago (and I scared the little bu66er off). I've heard second hand of a mugging near Lower Sydenham station about 4 months ago. Other than that, nothing.
There is an estate at the bottom of Overbrae, Hackington, which a few years ago was host to kiddies revving htheir hairdryer mopeds and what not around the wasteland - but ever since that plot got built over with extra flats that particular nuisance has gone.
Not really much else to report to be honest, it's very quiet up here!
As for green space, Beckenham Place Park is literally over the road and that is one of South East London's hidden gems - absolutely gorgeous park.

I'm surprised that Adam didn't mention this one, just around the corner.

This sort of thing could happen anywhere, but it may be worth remembering that you're in the borderlands down there - it's the greens versus blues you know.....

Hi,

At the moment I am living in East Dulwich aswell but am thinking of moving out a bit further to Beckenham in the next few months. Just wondering if you have made the move and if you have where have you decided to move to and basically if you can give any advice to someone who is about to do what you were at least thinking about doing back in May!!!

Any advice on areas (schools if you know such information) would be greatly appreciated!!
